Rachael Felan is a second-generation Austinite who has always considered Austin her home base. Although she lived overseas during the early years of her life, she returned to Austin in 7th grade and has been there ever since. After graduating from the University of Texas, Rachael initially had plans to become a teacher. However, she stumbled into a job as an assistant at a commercial real estate company, which eventually led her to obtain her real estate license. Tanya Alvarez was born and raised in a small farming community in Kentucky. Growing up on a farm with her family, she had a picturesque and idyllic childhood. After completing college at Western Kentucky University, Tanya moved to Louisville and worked as a teacher for four years with the Department of Defense. In 2004, she made a life-changing decision to move to Austin, Texas, which she considers the best move she ever made. She started teaching in circle C for the Austin ISD and it was during this time that she met an agent who would later become her broker. At that time, Tanya was interested in real estate investment, particularly near Mueller where properties were priced at $80,000. Unfortunately, she didn't seize the opportunity to buy at the time. However, this relationship with her broker opened doors for her real estate career. In 2007, Tanya left teaching and joined a small brokerage, never looking back since. She is now a successful real estate agent. Aside from her professional achievements, Tanya cherishes being a mother to her eleven-year-old twins. They bring immense joy and fulfillment to her life, making her feel truly blessed.

Attracting customers is a pillar of success in any business, and Clay emphasizes the importance of talking to people and intentionally building a database. Market knowledge is also highlighted as a crucial skill, with Clay suggesting previewing houses as a way to gain a better understanding of the market. Surprisingly, Clay mentions that some agents do not engage in this practice. Consistency is a recurring theme in Clay's advice, and he firmly believes that by consistently adding one or two individuals to their database each week and consistently engaging with people, agents can experience significant growth over a five-year period. He even asserts that this consistency can potentially lead to making a substantial income, possibly reaching one million dollars per year. We also delve into the current state of the real estate market, with Clay discussing the decline since last June and the added variables that buyers and sellers now consider. Despite the decline, Clay remains optimistic, noting that the real estate market still projects to have the third most volume in U.S. history. However, finding homes within the desired price range can be a challenge, with options sometimes limited to manufactured homes, fixer-uppers, or tiny homes. Liz explains that real estate outside of the city is not standardized like cookie-cutter properties.
