  • In this episode, Minh and Debbie discuss the media release of 16th September from Bill Shorten MP, Minister for the NDIS regarding the mandatory requirement for Platform Providers, Support Coordinators and SIL Providers to be registered.

    They look at the media release itself along with comments from industry professionals regarding the impact of this implementation.

    Whilst the new registration model is not directly related to SDA, SIL Providers are an inherent part of an SDA Participant's life so there is an important connection. We welcome the requirement for SIL providers to be registered, however, it will be interesting to see how the NDIA plans to implement this requirement given the significant cost and long time frames currently being experienced for providers wishing to become registered with the NDIA.

  • In this episode, Minh, Debbie and Denise discuss the new service offering that we are seeing an increasing demand for - Project Feasibilities. Land owners and new SDA developers are coming to us to get advice on what is the most feasible SDA development to do on a site they're considering. Even if its a one house dwelling on the block, its still a 'development feasibility' process as we are working alot more with custom designed projects for SDA.

    We review all options possible on a block of land (yes, there are many!) to show developers all the types of SDA dwellings that can be built on the site. Our 'Fee For Service' advisory work will range from $3,000 to $10,000 based on the scope of works required, to advise on such developments, and can take between 4 weeks to 10 weeks to deliver by our 'home grown & one of a kind' research team of 6 staff.

    The work encompasses concept design options, financial feasibility, SDA data analytics for demand and supply, and tenancy mix advice to each developer, before they take it to their architect and builder to finalise the project before lodging to council for approvals. Our work the team delivers, allows the investor developer to then goto a townplanner, architect or build designer, and builder, to put together the finishing touches before lodging the project for DA or BA with council.

    The team talk about what is involved in the project feasibility advice we provide and how important it is for anyone looking at developing an SDA project on a site they have, or are looking to acquire, to understand all the potential options and to have a detailed analysis on the pros and cons, costs and ROIs of the many options likely available.

  • In this episode, Debbie & Matt discuss a submission from individuals and organisations in the SDA sector to the Minister for the NDIS Bill Shorten.

    This submission suggests that recommendation 9.4 of the NDIS Review Final Report, which was released in December 2023, not be accepted by the government.

    The recommendation was
    "The National Disability Insurance Agency should remove the Improved Liveability category for new Specialist Disability Accommodation (SDA) developments, and review the remaining SDA categories and associated Design Standards to evaluate their effectiveness."

    We have covered the issues around this recommendation in previous episodes back in December after the review was published, and there has been no end of discussion within the industry on the negative outcomes were this recommendation to be implemented.

    The submission, put together by Greg Barry from SDA Services (a past guest speaker here) and James Brown of SDA+ along with 65 other SDA sector collaborators covers 5 detailed and very relevant points that the recommendation not be accepted.

    Listen on for an overview of the submission that we hope will be taken up by Minister Shorten, essentially enabling more stability and confidence in the SDA sector.

  • This episode has come about because our NPA team have been looking at alternatives for SDA investing, doing months-long research on SDA fractional investing specifically, for our SDA investors. At the same time, Larissa from our Melbourne team, brought us the concept of Bali as a fractional investing product too. As a result, we have been diligently working hard in the background for 4-5 months in assessing 'fractional investing' as a strategy - comparing the direct SDA housing investing versus indirect SDA fractional investing. From there, we went off on a tangent over to Bali fractional investing as well, and that is how we have arrived at this spot now, on this show!

    Ian welcomes back a past speaker of the show, Robert Maxwell, who has now joined our NPA team. Ian and Rob welcome a guest speaker they have been dealing with for many months, Mark Reed, who is permanently based in Bali.   • In this episode, Minh & Debbie discuss an article published in the Australian Financial Review on 8th July regarding a fund manager platform + wealth manager's joint partnership with numerous failed SDA funds with 14 different 'SDA homes' in the Melbourne west region.     About 18 months ago, we published a podcast on our concerns on the aggressive 'spruiking' of SDA capital raising by financial advisor stockbrokers who were trying to "get in on the action" so to speak. Now that this new article is public knowledge, we can shout their names - DOMACOM & ASR WEALTH (grrrrr).

    We raised some red flags at the time, and hence why today in this article, we are doing a follow up on the fallout of these managed funds which raised money to invest into 14 SDA homes within "one suburb" (YEP, YOU HEARD IT RIGHT!) LOL

    It didn't help that these investments occurred about 4 years ago, and that the land title registration were delayed by 2 years. With these houses now for sale (aka distressed sales) we have to wonder how on earth these 4B/2B/2C SDA homes (which assumes one bathroom to share with 3 HPS/FA participants) will even attract SDA participants to live in these dwellings. Such poorly designed layouts will not lease properly, plus SIL and SDA providers will reject these designs as they are not fit for purpose. We fear that the realistic outcome will be only one participant SDA homes (at best), or leased out to the normal residential market at $600 to $700 per week in rent (at worst). Whoever comes along next swooping in to buy, remember these words "BUYER BEWARE".

    Now, back to DOMACOM and ASR ... did they just forget the fundamentals of "diversification" & forget the old saying "don't put all your eggs in one basket". Damn, for a bunch of suits in Sydney who work in wealth management, they sure did drop the ball big time, and did not follow the SDA advice given at the time from the experts. As we keep saying in many episodes, one cannot suceed in SDA investing "off a spreadsheet" and then expect it to work. Also do not expect to achieve maximum yields. This is a high risk proposal if one does not follow the rules of engagement on the playing field i.e have one ensuite per bedroom. DOH!!!

  • In this episode, we have Michael Cameron, from Perth based property investment business, Jarra Property. Minh interviews Michael about their business operation, and what they do as SDA property developers and fund managers!

    Michael explains their past property investment funds launched in SDA, across Perth, while also talking about their recently launched fund - JARRA INVESTMENT TRUST TWENTY EIGHT. The fund has been established in partnership with leading Western Australian care provider IdentityWA (an agency of the Catholic Church), who support approximately 400 Western Australians living with a disability and their families. The fund is building 16 houses around Perth, within a 15km radius of the CBD. The houses be leased to Identitywa, to provide high quality, contemporary homes for people to whom they provide care and support services.

    For investors who qualify as 'wholesale investors' this is a great opportunity to participant in a managed SDA investment. Please listen to this episode to hear how JARRA PROPERTY are doing things differently in the property development space of SDA.

    A snapshot of the fund is as follows:

    Properties: the fund will develop 16 houses across eight suburbs of varying demographic profiles. They have secured the land for all but one of the houses.Leasing: pro forma lease (10 year lease + 2 x 5 year options) agreed with IdentityWA.Construction: the houses have been priced by three separate builders. Their project manager is also a registered builder and is delivering houses for IdentityWA (same spec and configuration). He has a good handle on construction costs.Exit/Valuation: Jarra thinks that the WA residential market will outperform over the next 5 years – this would be a positive for valuation assumptions.Investment Structure: investor development related risk is limited due to satisfactory DD (including IdentityWA sign-off), a signed AFL and acceptable construction costs all obtained prior to introducing a property to the fund.Investor returns: Target IRR of 13.0% (pre-tax and post fees) including +10.0% cash distributions to investors post construction, representing a 1.75x cash multiple of equity invested over the five (5) year investment term.The expected returns are attractive and the opportunity ticks a lot of boxes as a socially responsible investment.

  • In this episode, a follow-on from Episode 243, Maddie & Courtney are joined by Rania from our office. All three ladies have had experience in the support work industry, and provide us with a first-hand view of what support work can look like, including discussing experiences and challenges in the industry.

    Rania, worked for a care organisation in admin and rostering of support workers. Courtney as a support worker for a couple of years, primarily supporting people of all ages with mental health. Maddie also worked as a support worker, and a support coordinator, so the three have a combined wealth of experience in the industry.

    SDA homes are built for participants with very high support needs, so understanding the complexities of the support work industry can be beneficial for a property owner in understanding the challenges faced on a daily basis by the care team looking after their tenants.

    Rania provides examples of challenges in rostering which can stem from workers not being able to fill or work shifts, or even a participant not wishing to be supported by a particular worker, and needing to find alternative supports

    Courtney discussed some challenges she faced in the past as a support worker.

    They discuss active vs inactive overnight supports. Inactive would involve assisting the client with whatever activities they wanted/needed in the evening leading up to sleep time, then you would generally be able to sleep but be available if needed. Active shifts are different in that the support worker is required to be awake for the shift.

    They talk about what it's like as a support worker if they can no longer look after the client, either as they have to move on from supporting them, the clients' funding situation has changed, or even if the client no longer wants them as their carer and how that can impact on a carer's own experience.

  • In this episode, Minh sits down with Debbie & Josh to discuss the projected yields and incomes often listed on many Sales Brochures floating around across the market, being presented to investors. These projected yields on sales brochures are often misleading for potential buyers, and we felt it was our duty to talk about the old saying - 'Buyer Beware'.

    When brochures provide 'supposed' rental incomes, they tend to list the maximum return (without saying "potential maximum") which is rarely the actual outcome i.e. a High Physical Support house brochure will quote an income based on two HPS participants funded to live in a 2-tenant home, but we know that is very unlikely, so either marketers and builders brochures should not state an income at all, or if they do, they should provide a more realistic outcome.

    Understanding that funding is participant-specific and often lower than expected is crucial for determining financial feasibility when investing in an SDA property. Always question such yields and income forecasts from the person presenting it to you, and ask them for the 'tenancy mix' combinations showing the 30 to 70 different outcomes that are possible. If they give you a blank face answer, or rubs it off with some lame answer, they obviously dont know what they are talking about, and they are the most dangerous people to deal with - when the blind lead the blind.

  • In this brief episode, an introduction to our series on Support Workers, Maddie and Courtney from our office, who both have previous experience as support workers, discuss what Behaviours of Concern are, and explain why a participant may exhibit these types of behaviours and how such behaviours might be managed. They also tell us what Restrictive Practices entail and how such practices may be used to address Behaviours of Concern.

    The relevance of these two topics is because more often than not, they are a core part of provision of care by SIL Providers within an SDA home, and definitely are applicable to Improved Liveability & Robust Participants. Although these matters do not directly impact the SDA investor, they do play a part in the procurement and tenancy matching process with filling up an SDA home for tenancy.

    “Behaviours of Concern” in the NDIS are important to be aware of for several reasons:

    1. Safety and Well-being: These behaviours can pose risks to the safety and well-being of the individual exhibiting them and to those around them, including carers, support workers, and other participants.
    2. Effective Support Planning: Understanding and addressing behaviours of concern are crucial for developing effective, individualized support plans. This ensures that participants receive the appropriate care and interventions tailored to their needs.
    3. Quality of Life: By addressing behaviours of concern, support workers can help improve the overall quality of life for individuals with disabilities. This can lead to better social integration, increased independence, and enhanced mental and emotional health. 4. Compliance and Standards: The NDIS has specific standards and regulations that providers must adhere to. Properly managing behaviours of concern ensures compliance with these regulations, avoiding potential legal and operational issues for service providers.
    5. Training and Capacity Building: Recognizing and understanding these behaviours necessitates specialised training for support staff. This enhances their capacity to provide high-quality, compassionate care and to handle challenging situations effectively.
    6. Family and Caregiver Support: Addressing behaviours of concern also supports families and caregivers by providing them with strategies and resources to manage these behaviours, reducing stress and improving the caregiving environment.
    7. Resource Allocation: Awareness and proper management of behaviours of concern help in the efficient allocation of resources, ensuring that interventions are targeted and effective, thereby optimising the use of NDIS funding.

    In summary, awareness and management of behaviours of concern are essential for ensuring the safety, well-being, and quality of life for individuals with disabilities, while also supporting caregivers, complying with regulations, and effectively utilizing resources.

  • In this episode, Debbie and Maddie introduce our new service - SDA Housing Assist.

    NDIS PROPERTY AUSTRALIA t/as SDA HOUSING ASSIST.

    Why, you may ask? It's because we are being contacted by increasing numbers of investors asking if we can help them find an SDA Provider and/or Participants for their dwellings which may already be built and ready for tenancy, or are in the latter part of the construction phase. We are noticing more and more SDA Providers closing their doors to new business, or turning their backs to SDA investors, due to many reasons. Thats not to say they are bad, but there is only so much a small business can handle before being overwhelmed. Besides, not all providers can provide customer service to every corner of Australia for management or tenanting support.

    To begin with, lets just clearly state, that this is not our core service - we are purely an advisory consultancy and sales business. We are not a SDA Provider, nor are we a Procurement service. However, perhaps it does look like we are moving towards a "Plan B" solution service. As discussed, we are simply stepping in to act as a 'backup service' to help those investors struggling to get an outcome to the challenges they are facing in procurement. This may be to source and vet SIL Providers, Support Coordinators, Participants and alternative SDA Providers, to the one already engaged, that may be able to assist in some shape or form to such investors. Maddie explains how this service operates and the scope of our offerings in such circumstances.

    In addition, Debbie and Maddie also introduce our new team member Rachel, who is our Provider Support customer service rep, whose role within SDA Housing Assist includes contacting stakeholders in the locality of the dwelling owned by the clients needing help, to have their SDA homes procure suitable participants.

    If you have an SDA that is vacant, or under construction and you do not yet have an SDA Provider engaged to assist with tenanting, please reach out to us to find out more about this new service. We will happily work on the promotion or referral of the vacant property to others who may be able to work with you. No guarantees are provided!

    Remember, we are not your Plan A, for participant tenanting, but rather, your Plan B, if your not getting the result your hoping.
