DVC Direct incentives being increased for Spring 2024

Disney Vacation Club is streamlining their new member and existing member discounts.

New members can receive a $13 per point discount on any purchase of 150 points or more on all four currently for sale resorts. In addition, a “Welcome Home” credit is also added for buyers buying 150 points or greater, starting at $2000. This usually applies to those buying points on-site.

Similarly existing members are looking to get $17 per point discount starting at 100 points, with the additional “Welcome Home” credit added starting at 150 points.

DVC is also offering deep discounts on points at Disney's Old Key West Resort. With a base price of $205 per point, existing members can take advantage of $40 per point discount for 150 points which is $165 per point. A 500-point contract would get an $80 per point discount down to $125 per point. This is the lowest entry point to direct purchase that we have seen in quite awhile, so if you are looking for your entry into direct membership at the lowest price, this may be the way to go.

Imagineering details “Tropical Americas” model for Animal Kingdom

Disney has released a clip on Instagram with details of the "Tropical Americas" land, which is replacing DinoLand U.S.A., in Disney's Animal Kingdom. The model still indicates Encanto and Indiana Jones attractions, as well as what appears to be a Coco-inspired carousel.  While there is no current timeline for in-park construction, permitting has been submitted to start prepping a backstage area with trailers and storage.

In addition, Disney is expected to begin filing permits for the “Beyond Big Thunder” expansion will be filed within the next few weeks.  Anything beyond this should be considered rumor for now. Expectations right now are that further details will come out at the D23 event this summer.

Disney commits to $1.9 Billion for Disneyland forward

On January 23rd, Anaheim announced that Disney has committed to spending a minimum of $1.9 billion and up to $2.5 billion on the Disneyland Forward project should Anaheim city council approve the project. Money would be spent on "theme park lands, attractions, hotels, shopping and dining west of Disneyland Drive and on the Toy Story parking lot."

    From the Orange County Register:

“The DisneylandForward proposal calls for Disney to pay $40 million for portions of Magic Way, Clementine Street, Gene Autry Way and Hotel Way to clear the way for the proposed theme park expansion.

The plan also calls for Disney to build a 17,000-space eastside parking structure with direct connections from the Santa Ana (I-5) Freeway that would be larger than the combined Mickey & Friends and Pixar Pals parking structures."

The DisneylandForward proposal is scheduled for Anaheim Planning Commission hearings in March with a vote by the Anaheim City Council in May.

Pricing, Maintenance Fees, and Incentives for the Cabins

The newest Disney Vacation Club resort, the Cabins at Fort Wilderness has opened for sales to existing members, and with that, we have more information on pricing, maintenance fees and incentives.

First off, the starting price for the cabins is $225 per point, which is the same current price as Disney's Riviera Resort and Aulani.

Initial incentives are not particularly impressive, with a 100 point contract receiving a mere $2 discount, and 150 point contract with a $10 discount.

The biggest news is that the maintenance fees for 2024 have been released, and the initial rate is a whopping $12.16. This is the second highest priced maintenance fees of DVC resorts.

The other lands are Super Nintendo World, The Wizarding World of Harry Potter - Ministry of Magic, How to Train your Dragon - Isle of Berk, and Dark Universe featuring Universal's Classic Monsters. No real details on the rides or attractions in the various lands were released. Opening is still just listed as 2025, but it’s still worth noting as competition to your time at Disney.

    Moonlight Magic Registration Rule Change

Ahead of the first Moonlight Magic registration for 2024, Disney Vacation Club has changed the verbiage in the “Know Before You Register” section on the Moonlight Magic of the DVC website. The website now states, "When staying using their Membership with Vacation Points, Reservation Points or cash, Members who booked a qualifying Resort reservation by the cutoff date will have access to early or general event registration and can register themselves and up to the number of individuals on their Resort reservation(s)."

Qualifying resort reservations are standard DVC reservations booked with Vacation Points online or over the phone with DVC, reservations booked with DVC for the Disney Collection using Reservation Points, or cash reservations booked over the phone with a DVC representative for a DVC villa.

The new policy means that reservations made at all Walt Disney World (WDW) resorts via the WDW website, by calling a WDW representative, through a travel agent or any other means NOT using an eligible DVC membership do not qualify for early registration. Previously, a standard reservation booked with cash by the deadline for any of the official WDW resorts qualified for early registration, but it absolutely does not anymore.

Based on the documentation, each cabin will have a total of 7,661 points for the year, which is an average of 21 points per night. This is similar to many of the studios throughout the DVC system.  Point charts have not been released yet.

Full floor plan also revealed the dimensions of the cabin is 43’ x 12’ or 516 square feet, which puts the size slightly above studios but much smaller than most 1-bedrooms.

Dog policies for the cabins have also become available. A maximum of two dogs, with fees of $30 per day for Members and $50 per day for others such as cash guests.

Dogs must be "fully trained and are not allowed on furniture anywhere on the Resort Property."When outside of a cabin, dogs must be accompanied at all times and either within a carrier or restrained with a leash. They are not permitted in food and beverage locations, lounges, pools and other recreation areas. They cannot be left unattended for more than 7 hours.Guests with dogs must contact housekeeping to schedule a room cleaning time when the animals will not be present. 2025 Points charts released

On November 30th, Disney Vacation Club released the 2025 points charts. This year, there were no big changes to the charts, with just the usual adjustments due to the dates of holidays like Thanksgiving and Easter. The charts have remained the same for the third straight year.

In addition, there was another increase in the transient tax at the Villas at Disneyland Hotel, from $2.78 per point in 2024 to $2.87 per point in 2025, an increase of 3%.

    DVC Condominium Association meeting

Disney Vacation Club's annual condominium association meeting happened on December 7th, and while there is usually not a lot of news from it, there were a few tidbits came out.

An announcement was made that the Cabins at Disney’s Fort Wilderness resort would be “on sale soon,” with a few new images of the cabins being shared. A website, DisneyCabins.com, was provided, but the site doesn’t yet work.

In the Q&A section, it was asked whether the new Polynesian DVC tower will be part of the same condo association and the answer was given as “our plans right now are for the new tower to be part of the existing Polynesian resort."

EPCOT World Celebration and new nighttime show debuts

On December 6th, EPCOT opened the World Celebration neighborhood, including Dreamers Point to guests. The area has a lot of trees and seating, as well as embedded lighting that matches along with Spaceship Earth.

The new Luminous show also debuted, and overall guest feedback was positive. In particular, the show does appear the same from all around World Showcase, which addresses a big complaint about the previous show.

    2024 Proposed Maintenace Fees released

On November 6th, Disney Vacation Club released the dues adjustments for 2024. A few highlights are as follows:

The lowest percentage increases were at Boardwalk with a 1.64% increase, followed by Boulder Ridge/Copper Creek at 1.97% and 2.19% respectively. Old Key West had the highest percentage increase at 6.25%.

The resorts outside of Walt Disney World saw generally larger increases, with the new Villas at Disneyland Hotel increasing 5.19%, and Aulani and Vero Beach seeing the steepest increases.

The lowest dues in the DVC system remain the Grand Floridian followed by Bay Lake Tower at $7.57 and $7.59 respectively. However, note that buying a resort solely for low maintenance fees isn’t necessarily a good strategy. Eight years ago, Old Key West was 4th lowest on Walt Disney World property, but after eight straight years of 5+% increases, the resort is now the highest at Walt Disney World at $9.89 per point.

The two resorts with the highest dues by far remain Hilton Head and Vero Beach, at $11.31 and $13.86 (non-subsidized). The low buy-in for these resorts is offset by much more expensive annual dues.

The historical information for the various resorts can be found at DVChelp.com under the FAQ “maintenance fees/dues” linked below.

Standard Disney Collection rules apply for non-DVC Disneyland stays

Disney Vacation Club announced a minor change to the Disney Collection. For most stays using points to stay at non-DVC Disney resorts, known by DVC as the “Disney Collection”, there is normally a $95 transfer fee, and a Rule that states that members cannot make a reservation AND complete the stay within the last 4 months of their Use Year. (Members can complete the stay within the last 4 months, but need to book before that.)

Previously, these two requirements were waived for the three Disneyland Resort hotels. However, the fee and restriction have been put in place at Disneyland resort hotels, likely due to the opening of the Villas at the Disneyland Hotel.

New DVC “Welcome Center” to open in Disneyland

Disneyland Resort announced the Walt Disney Imagineering Blue Sky Cellar in Disney California Adventure will become a Disney Vacation Club Welcome Home Center.

More information will be announced at a later date. Blue Sky Cellar first opened in the park’s Pacific Wharf area (now San Fransokyo Square) in 2008 as a replacement for Seasons of the Vine. On and off for the next several years, Blue Sky Cellar would feature exhibits about upcoming lands and attractions. Blue Sky Cellar has not been used since the onset of the COVID-19 pandemic in early 2020.

DVC reporting Grand Floridian now “Sold Out”

As of October 30, Disney Vacation Club informed its staff that the Villas at the Grand Floridian Resort Big Pine Key was officially sold out. The sold out status means that there will be no discounts for purchase of points at this resort. While it may be possible to still purchase direct points, the sales focus will return to Disney's Riviera Resort for Walt Disney World.

New incentives released on October 31st are not as good as the previous incentives. A 150 point contract would only see an $8 discount off direct pricing to $208 per point, while current members would pay $200 per point. Villas at Disneyland Hotel discounts are even less.

DVC applies for Timeshare license for Fort Wilderness cabins

Disney Vacation Club has filed an application with the state of Florida for a new license for timeshare sales on October 12th. The license application currently shows as being “under review” and the application calls for 18,876 timeshare weeks, which breaks down to 363 units. There is no additional information related to a timeline to offer sales.

More recent projects have seen Disney applying for a license 8-9 months before sales began. For instance, a license was issued to sell The Villas at Disneyland Hotel back in August 2022, while sales begin in May 2023. Grand Floridian Resort was opened in July 2021, but points weren’t on sale until March 2022.

Based on these numbers, we are likely to see the cabins go on sale sometime next summer.

After making its debut in 2022, Disney Vacation Club's Halloween member event is back for 2023. Deluxe evening hours coming to Animal Kingdom November 8th

For the first time, on Wednesday, November 8th, deluxe evening hours will be offered at Disney's Animal Kingdom instead of either Magic Kingdom or Disney's Hollywood Studios. Extended evening hours are scheduled from 7 PM to 9 PM.  This is likely due to both DHS and MK having hard ticket events starting that week. (Hollywood Studios is offering the Deluxe evening hours in October.) It is expected that evening hours at Epcot and Animal Kingdom may extend through most of November and December.

Parking trams returning to EPCOT and Hollywood Studios in September

Under the category of “it’s about time,” Walt Disney World has announced that the parking trams in the EPCOT and Disney's Hollywood Studios parking lots will resume starting sometime in September. While an exact date has not been provided, this is the first update we’ve had for these parks on operational dates.

It was originally announced in December 2021 that all parking trams would return “by the end of 2022,” but that did not happen. While Magic Kingdom resumed parking tram service by Christmas 2021 and Disney's Animal Kingdom started back in May 2022, there was no service at the other two parks until now.

Disney uses Right of First Refusal for first time in over six months

For the first time since January, Disney Vacation Club has invoked the right of first refusal on resale contracts. As many DVC owners familiar with the resale market know, when a buyer places a bid on a contract, Disney has the right to pay the seller the same amount and buy back the contract. This is called Right of First Refusal or ROFR for short. Throughout the last 10 years, Disney typically buys back around 10-20% of contracts on average, but in 2023 Disney had only bought back a few Copper Creek contracts in January, and none since.  Resale prices have dropped over the last seven months in part due to the lack of ROFR contracts.

The three contracts recently bought back were fairly low price bids, with two being at Disney's Animal Kingdom Villas and one at The Villas at Disney's Grand Floridian Resort & Spa. If Disney starts buying back more contracts, this could result in a near-term increase in resale pricing.

Vanellope Meet and Greet closes at EPCOT

August 19th was the last day to meet Vanellope from Wreck-It-Ralph at the Imagination! Pavilion in EPCOT. Disney has announced that Mickey and Minnie will be greeting here in their platinum 100th anniversary outfits, but there is also the expectation of a Figment Meet and Greet coming soon as well. Joy from Inside Out is still meeting in this space, but it is possible that will close in the near future as well.
