Nightmare Deal Series! In today’s show, I interview Chelsea Kopacz who shares her nightmare deal and the details that went into it. Chelsea stepped into her first RE deal through OOS investing in the Indianapolis area. The plan was to BRRRR a cheap out-of-state property, start a portfolio, learn a little bit, and keep the momentum going with the next one. Introduced to a wholesaler who also connected her with a lender, things started off well before they turned south. Using the information in my book Long Distance Real Estate Investing, Chelsea had clear and frequent communication during the rehab process with her contractor, who also ended up being her wholesaler…and property manager. What started off smoothly quickly turned south when Chelsea’s tenants stopped paying rent shortly after being placed in the property. Things got worse when she learned her PM/Contractor/Wholesaler was actually a scam artist who frequently ripped people off in similar ways. What started off as “passive income” quickly became an absolute nightmare when today’s guest, Sokha Ngov, partnered with “experienced” flippers in exchange for 50% of the flip profits. Part of the “Nightmare Deals” series, today’s episode tells the horror story of a contractor taking money and not completing work, then used cheap, shoddy materials when they finally did. The JV partners involved in the deal stole money intended for the project and were forced off title through a lengthy legal process while staying in the house themselves. When the house wouldn’t sell post rehab, Sokha was forced to keep the property as a rental. Rather than lose money every month in a long term rental situation, Sokha even considered the short term rental route in a state that hates them and ultimately left $185,000 of hard earned savings in this nightmare. Another nightmare deal you have to hear about! What was supposed to be “passive income” through a triple net assisted living facility turned into anything but as Keith Filarsky bought two properties with seller financing and attempted to lease them out to businesses providing health care to the residents. Things quickly turned south when his tenant lost their license, stole money, and disappeared into the night-leaving keith with expensive vacancy and no way to find a new tenant quickly enough to provide health care for the residents. What was supposed to be a turnkey deal has turned into a six figure bleeding mess of a nightmare as one year later Keith is still trying to get himself licensed and new staff in place to run these properties he bought and can’t get rented.
