  • In this week’s episode we are joined by Kofi Ofori-Mensah from Prabon Greenfields, a 290 acre planned community located in Ghana.

    The development of Prabon Greenfields is being completed in multiple phases. The initial, finished development is focused on high income luxury housing.

    One of the unique ways they’re attracting residents is by focusing on the Ghanaian diaspora to either invest capital, repatriate to Ghana, or both.

  • The Planned Communities Podcast would like to present our third episode: Board of Directors: An Alternative to Management Companies Within Planned Communities.

    Our guest is Phil Horan, president of Harmony Homeowners Association from the planned community of Harmony Grove. Located in Naperville, Illinois, just outside of Chicago, Harmony Grove has a unique structure of governance compared to previous communities discussed on the podcast.

    Harmony Grove is governed by a board of directors, that are required to be residents of the community. Future board members are then selected by current board members. The largest demographic inflow in the community are young families. This is due to a number of factors including the quality of education opportunity, the safety of the suburbs, and working from home opportunities not requiring a daily commute.

    By having minimum amenities and no facilities, the community is able to offer low HOA dues. This low cost is also due to the fact that there is little overhead having a board of directors structure as compared to an outside management company. 70% of HOA dues, for example, are used on landscaping.

    Operating without a management company has brought on lesson learned challenges, although. For example, short term home rentals and solar panel guidelines were something never originally addressed in the original convenient. These situations, among others, were addressed through outside legal counsel that specializes in planned communities.

    One of the biggest challenges challenges faced by Phil and the board of directors is finding that happy balance between a uniformed subdivision and not pushing for excess control over the residents.
