  • Several months ago, I saw an Instagram post that really got my attention…

Bridger Pennington, our guest for today, had posted a photo with a caption that really resonated with me.

In the caption, he outlined how he launched and scaled his business basically through to a few months are hard work and obsession.

This is a reoccurring theme I have found when talking to a lot of successful people…

If you are dedicated, committed, obsessed, and willing to go out of balance for a few months, incredible things will likely come your way in short order.

However, on the other side of that coin…

The idea that you can remain in a constant state of work/life balance and also accomplish incredible things is a myth.

However, if you are willing to go out of balance for a short interval, you could create something that will put you in an incredible position later down the road, where you can both enjoy the fruits of your labor.

    Now, don’t misunderstand my point…

    I’m not saying work/life balance is a myth….

I’m saying being perpetually perfectly balanced is impossible, especially if you have some audacious goals.

I asked Bridger to come on the show and talk about his story, and he ended up revealing a few things he has never talked about before.

In today's episode we will discuss...

How he got the idea for his company and the moment he realized he might be tapping into a piping hot market How he experiences burnout and what he does to overcome it The most lucrative vehicles, businesses, and skills in the world and how you can capitalize on all of them

If you’ve seen Bridger on Instagram you know he is both educational and entertaining, and this interview is no different!

  • When economists refer to the “market cycle,” they are usually discussing the typical 5-8-year periods in between recessions.

The confusing thing about this typical language is that real estate prices don’t decrease during most economic downturns.

As such, indicators surrounding “when the next recession might be,” are fairly useless when trying to determine if you should actually buy, hold, or sell real estate.

But, our guest for today isn’t like most economists…

In fact, in this episode, we’re going to discuss an entirely different perspective on market cycles…

Specifically, we’re diving into the potential existence of an 18-year super-cycle which might more accurately predict the next real estate crash – something every real estate entrepreneur would love to be able to do.

Our guest for today is Akhil Patel, who conducts economic research for Property Share Economics, a firm that provides economic research for its audience of investors.

In this episode, we are going to discuss…

The 18.6-year cycle and how close we are towards the next downturn in real estate Why every business is a real estate business, and what that means late in the super-cycle Why unemployment, debt, and even interest rates are not the most important leading indicators of the next downturn

This episode is ESPECIALLY important if you’re thinking about selling everything right now “because things are looking frothy.”

  • Believe me…

I really didn’t want to interview George Gammon on this topic.

Afterall George, who has 325,000 YouTube subscribers, is one of the best at breaking down economic concepts and communicating them effectively. In fact, he’s one of my favorite self-taught economists on earth.

I would much rather talk to him about inflation, deflation, and the arguments for investing in precious metals vs bitcoin.

    But the reality is…

Financial wealth is completely meaningless if we don’t have the ability to express ourselves freely.

Unfortunately, we could be right on the brink of ushering in a new era of government tyranny and top-down mandates, the scale of which history has never seen before. Despite the horrific track record of governments and their various “trusted” agencies, the justification for these examples of overreach is always for the benefit of our own safety.

But after what we have already seen, just in the last few years, is this claim even remotely believable?

    In this episode, we discuss…

The Stanley Milgram experiment and why its lessons are relevant to what’s happening today How we as human beings tend to think we might have navigated critical moments in history, vs. how we behave when the moments are actually upon us How to tell if you’re on the wrong side of history with one simple question

Like I mentioned during the interview, I think George did an excellent job explaining why it’s critical to discuss these matters right now, even though it is uncomfortable, and may even cost us in the short term.

After all, the reason most of us get into the world of investment real estate is its ability to provide personal freedom.

Without that, what is it all for?

  • There is a massive tsunami of interest headed towards the world of syndications and passive investments.

As you might know, I’m a huge proponent of this shift and believe it’s long overdue.

However, as new participants enter the space, it’s essential that they realize there are significant legal implications of pooling investors together, especially when millions of dollars are at stake.

Today, we are joined by Kim Lisa Taylor, the founder of Syndication Attorneys, and the author of How to Legally Raise Private Money. She’s here to give you a framework of what to do, what NOT to do, and how to avoid massive legal headaches when you’re raising money for syndications.

In this episode, we are going to discuss…

Why there is a quantum leap of legal complexity if your investors do not have significant control over the management of the assets in which they are investing What an “Investment Company” is and why it’s important to avoid that classification Some of the horror stories she’s had to work through for her clients, and how you can avoid making the same mistakes they made

Especially if you’re participating on the active side of any real estate transaction, it’s important that you understand and quantify the risk of litigation when pooling investors together.

This short interview will give you a lot to think about before raising your next million!

  • If you, or one of your clients, has an investment that will likely produce a capital gain of more than $1,000,000, you do NOT want to miss this episode.

    Here’s why…

In this short 30-minute interview, we discuss the Deferred Sales Trust structure and go over some of the details of how to implement it to significantly defer large capital gains.

    Don’t get me wrong…

I was extremely skeptical at first, but this interview really piqued my interest in the topic.

Furthermore, there is a mountain of tax law and regulations associated with the strategy.

    But…

Our guest for today, Brett Swartz, has not only done quite a lot of research on the topic, but he has also been through several IRS reviews of the strategy, which resulted in no amendments being made.

    In this episode, we discuss…

How investors can defer significant capital gains WITHOUT dealing with all the challenges associated with 1031s How investors can roll over large capital gains into trusts and only experience a taxable event when they receive distributions from the trust (this has INSANE implications!) The IRS audits that our guest has been through, and why that gives his clients confidence to implement the strategy within their own portfolios

Like I said, I am not an expert on the topic.

Always consult with your tax advisor and attorney to make investment decisions.

  • No matter how much you think you’ve heard it, it can’t be stressed enough…

Your mindset is likely the most important determiner of your success.

Given what we do at Asym Capital, I have had the opportunity to attend several events filled with some extremely influential and successful individuals.

Something that I was initially surprised by is that the higher the level of attendees at these various gatherings, the more the people in attendance are focused on mindset.

    To be honest…

I always thought that at a certain point, you sort of check that box off, and just focus on tactics and strategies, but nothing can be further from the truth.

Today, we are joined by Steven Presevanto, who is the host of the Investor Mindset Podcast, as well as the Founder of Vonfinch Capital, a private equity company that helps accredited investors invest passively in commercial real estate.

In this episode, we are going to discuss…

The details of a conversation I had with Steven that likely changed the trajectory of my career, as well as the story of Asym Capital How to ask yourself the right questions to unlock your next level of success and happiness How to reverse engineer your goals so that you have a clear daily, weekly, quarterly, and annual action plan

  • You aren’t a normal real estate investor…

I know this because most “normal” real estate investors only focus on one asset class, one strategy…and most of the time…only one operator.

This isn’t the case for most investors with Asym Capital, given our unique position in the space.

However, knowing that you want to invest in multiple different asset classes can lead to confusion regarding how you should be allocating your portfolio on a percentage basis during relatively unprecedented economic conditions.

Today, we are joined by John Chang, who is the Vice President of Research at Marcus & Millichap.

John and his team provide EXCELLENT bi-annual reports on the major real estate asset classes, which I really enjoy. So much so, that I asked him to come on our program to give us a summary of these various reports.

In this episode, we are going to discuss…

What asset classes are experiencing significant year-over-year rental growth, and which are declining? Phoenix is one of the hottest, if not THE hottest market in the US. Is that going to continue, or will the market experience another boom-bust cycle? What is the future of senior living, given the recent changes in the space due to Covid?

If you are interested in being diversified across multiple asset classes, make sure to tune in as we will get into the details of all of the major real estate asset classes, and our guest has plenty of data to back up his claims.

In fact, Marcus & Millichap spends more than $5,000,000 per year on data analytics and research.

Think there might be some noteworthy information on this podcast?

  • If you’ve been listening to this show for any amount of time, you’ve likely picked up on the fact that I am very bullish on the senior living sector for many reasons…

Highly favorable demographics Complexities of the asset class create an opportunity for value-creation through ancillary income Significant delta between purchase cap rates and interest rates, particularly through the use of HUD financing

    Of course…

My interest has been piqued, especially now that Covid has slightly reduced the competitiveness of the space, though it is still VERY difficult to find favorable opportunities, given so many private equity firms are seeing the same favorable data that I am.

Despite my interest in the space, it’s been very difficult for us to find the right operating partner in the sector.

This is in part because the asset class is very fragmented, and there isn’t a centralized reliable resource that annotates those operators who are growing quickly and having the most success, like there is in many other asset classes in which we have participated over the years.

In fact, it actually reminds me of the mobile home park business from 2011-2013.

After many years of due diligence, we are confident we found an excellent operator who has a significant amount of market knowledge in Florida, likely the most favorable place to invest in senior living in the US.

Today, we have an interview with the CEO of Innovation Senior Living (ISL), the operating partner of our Wellington Senior Living opportunity, which is available on our platform.

In this episode, we are going to discuss…

Why our guest focuses on what she refers to as “the Forgotten Middle” – a completely underserved, and quite significant, demographic in the senior living vertical What our guest’s experience has been like working through Covid, and what lessons she learned along the way What has Florida’s response to Covid been, and how have the lack of restrictions impacted the senior living market?

Tune in to learn about ISL’s unique buying criteria, and also see why we’re so excited to be partnering with ISL on our new investment opportunity.

  • There has been a ton of chatter lately about the recent upswing in inflation, but many economics and central bankers are claiming this might be a short-term bout.

But…what if they are wrong? Is your portfolio prepared if they are?

Today, we are joined by Gene Epstein who is an economist, former editor of Barron's, the Director of the Soho forum, and an associated scholar of the Mises Institute.

In this episode, we are going to discuss…

What the current inflation data tells us about the state of the post-Covid-19 economy If you should be investing in Bitcoin, Gold, or debt? Why the US economy will NOT be able to purchase its own debt forever, and what will happen once it’s too late

If you have been scratching your head, trying to figure out what dominos need to fall in order for the US economy to face significant headwinds caused by money-printing, this episode will give you a ton of useful insights from a trained Austrian economist.
