man with a hard hat and tool belt check a pro Joe this is a fun subject everybody we're going to talk about home inspection today with an expert in home inspection John Bowley's joining me from San Diego and he's got a great home inspection company he's been doing this for a very long time John welcome to the show alright thank you it is so great to have you here so our listeners want to know what your why is what gets you up in the morning what motivates you how long have you been doing this for your customers well I think the first thing is you got to like what you do that's my why I like inspections I like helping people and I think if you can help a person making the biggest purchase in the world they're going to make is buying a home you know that's one of the biggest purchases so you have to look at it as and put yourself in their shoes and say hey I'm going to do this and I'm going to help this guy know the mechanics of the home because every home is different you might get lipstick on a pig I don't want to be that person I was that person that's how I got in the business and I think it's really important that every homeowner know where to turn the water off know where to turn the electric off know the components of the home so when they go there if guys away on a business trip mom knows what to do in case of an emergency and that's my big why yeah so you really don't mind that potential buyer walking around the property with you so you can educate them as you're doing your inspection I encourage it I encourage both buyers you know husband and wife couples attend the inspection if you're not there you're not going to know what you're buying you need to know all the components there again So what I do with a lot of them I'll give them little tags once for the water ones for the electrical and they tagged those areas now they know where it is that way they're safer because gas goes boom you need to turn the gas off in case earthquake or propane tank in case of fires so you really need to know the importance of the home inspection and I think that's one of the big 3:30 to utilities you know that's so important so many people just check the box off of the home purchase buying list for instance we need a mortgage we need insurance we need to have it inspected I'm sure many people don't want to be bothered going through the inspection process well I get that all the time I get people from out of the country and So what we do because I use some sophisticated software I can actually video parts of the inspection and give that to them in the report so that way if they're farther away they can have a little clip of say a leaky pipe and it shows where it's at in the kitchen underneath the house anywhere I go and I find a problem I could take a picture and a video and it's integrated in our report system that helps people understand yeah that is fantastic how many decades have you been doing this I'm sure you've been doing this a long time well I started in 2000 and I started in Honolulu HI and I was a real estate appraiser and then I was at some different properties and I was in apprentice and then I’ve seen the home inspection I grew up as a in a family full plumbers and I didn't want to be a plumber sorry dad but I learned the trade but then I wanted to use my brain and then I found home inspections that I found commercial building inspections that I found safety inspections and there's a whole gambit of types of inspections you can do and we do residential commercial warehouses health care facilities and you just have to keep climbing up the ladder home inspections are really important so are other types of inspections such as commercial hotels swimming pools spas sewer inspections there's a number of things that we do mold inspections John covers the greater San Diego CA area list some of the major areas around San Diego you cover well Delmar Solana Beach La Jolla Rancho Santa Fe I do a lot of the professional ballplayers that when the chargers were here was still a lot of charge players the Damian Thomas I just did the guy that owns lime scooters Joe Kraus good guy all in one scooters and these find cell by homes that are eighteen $15 million homes and you know the inspection of these caliber home to really technical and different type of appliance smart homes so you have to take your time you have to have a team and I have a team not just me for other people that come in that I refer and bring aboard to make sure things are done correctly John thank you so much for your time today     We all love to buy a new home.But before you get that new home,you should really get it inspected.It's really in your best interest and your realtor and the mortgage company and the insurance company doesn't have the same interest you have.And once you buy that property,it's your responsibility.So I suggest that you hire a professional home inspector,John Bowley is joining me from building specs pros.He's our expert here on the program today.Hey,John.Hey,Joe,I'm looking forward to talking today.Yeah,it's great to have you here.Isn't it true?When we buy a property,we should really get it inspected every time,all the time.If you don't,you don't know what you're buying exactly.We've talked about what happens when you go out to a property for a client and you start looking at it,you don't walk around the bushes or look at the outbuildings on the property,you look at the roof first,then you look down.Correct.Absolutely.And with the exterior siding and in previous podcasts,we've talked about the roof.Let's talk about what's next,the siding and there's different types of siding.Right.There's stucco,uh,there's,there's,you know,brick or stone siding,there's wood,there's aluminum,there's just many different options out there.Absolutely.And many builders when they're building homes,they wanna go cost efficient and they wanna look at the different climates you're in,in my climate.In San Diego,California,we have a lot of stucco and stucco.When they,uh,build homes or flip homes,the stucco ends up not being maintained.And when it's not maintained,you'll start to see horizontal and vertical cracks in the stucco.And what is that gonna do over time?That's gonna create a penetration point for moisture.And that's what we wanna,uh,educate the buyer.Hey,you need to maintain this siding or you might run into the siding that's improperly installed if the stucco goes all the way in the soil and it's a new building and they butt the concrete up against the bottom of the stucco.Where's the water gonna drain to?It's missing what we call a weed screen.So that screen at the bottom is really important to discharge water out of the stucco.Also with stucco is how it's applied.There's three layers of stucco,there's a scratch coat,a brown coat and a final coat.Each one of those coats of stucco on the house need to what we call cure and basically dry.And then when you're putting a stucco,one,what type of stucco are they using?What product line and you need to pay attention because some don't blast.And if they don't install it on the curing process,you're gonna have a lot of water intrusion within the home,especially around windows and doors.Sometimes you'll have a window and it's missing a Z bar.Now,when you're applying the stucco,they want that flashing.So when they put that window encasement in that flashing at the top protects any moisture from penetrating that area or around the cracks,you see cracks.You wanna make sure if you can stick a quarter in that crack,you're gonna get water.I'm sure you're the bearer of bad news.Sometimes you might say,hey,you know,the sighting that was put on this home,this stucco looks like it was put on 15 years ago or so.Um,they've had trouble with those over the years and I see some trouble with this.So when that happens,what does the homeowner generally do in terms of response?Do they,you know,ignore it or they ask you for remedies or do they walk away from the property?What do they do?Well,I don't think you need to walk away from any property.I think you just need to put in mind when we're inspecting it,we're gonna give you what we see and we're gonna,um,put it into,um,uh,a context of this is something of concern and this is something of maintenance.If it's of a safety hazard.Of course,it's gonna be red flagged but everything can be repaired.Stucco if it's done correctly.Yeah,it's repairable.How much of it's repairable and how long has the property been,um,not maintained correctly?Um,but you can take stucco and repair it.It's an easy repair and you can use other methods now and apply it.But I think the main thing is,is,um,I see a lot of homes that are brick veneer and stucco or they have these materials that are blending together and one's failing and one's not,but all at the end of the day,you can get uh a request for repairs or you can go to quick fix and they can give you those cost for that.They're here in San Diego,quick fix.It's so important to figure out what's going on with the property you want to buy,you can negotiate a better price if there is a problem and you can put your mind at ease.As John said,there's almost never a reason to walk away from the property from the purchase,but you want to know what you're getting into and you might be able to get a concession uh at least at closing to help pay for those uh you know,repairs and remedies.Absolutely.Drainage is another one.So making sure when you do have the,the proper drainage,you don't want a bunch of vegetation up against the siding of the home or building.You want to keep that vegetation at least 16 inches away and then you want the grating to slope away a quarter inch per it.That way we don't want sprinklers spraying up against the siding.Number one thing you see in just about every inspection they go with the cheap landscaper.He puts sprinklers in,where is the water going?Spraying up the siding?You pull up,you can see the discoloration on the outside of the home because of the hard water.The other part of it is if you do have vegetation on the side of the home,what is that gonna introduce?It's gonna introduce two enemies,moisture,insects and the last one,rodents,rodents are gonna climb in there and nest and what's that gonna cause you're not gonna have a happy     I've got my good friend John Bowley from building specs pros joining me here.He is a home inspector.Hey,John,how you doing?Hi,Joe,how are you?Hey,I'm living the dream.Thank you so much for asking.So you've been in this business for a very long time and a lot of questions come in here to the radio program and here's one that comes up a lot and has to do with the roof.And I know in your business,what you often do is when you roll up to the house to inspect,you start looking up and you,you look at things from the roof down.What are you looking for in that roof when you're looking at it?So when we pull up,we're looking up,we're looking at the roof.That's the very first thing that's really critical because I wanna see one,the type of roof it is and two can I walk on it if I can walk on it?Is it safe to walk on?That's why we always ask the age of the property because there's different types of roofs.There's a gable roof,there's a flat roof there's a hip roof and all those different types of roof,hold different types of material.You might have a concrete tiled roof,you might have a clay roof,there might be asphalt shingles and they're different types of material.Sometimes how the roof is maintained and whatever weather pattern you're in,it might take a beating and we look for,is it safe to walk on,as I said?So I'm gonna look up,see if I got to put my drone up and take a quick peek before I walk on it.Or am I gonna go in the property in the house or a building and get up in the attic and look at the framing before I walk on that route.Yeah.No,absolutely.You can tell a lot about what might be going on inside by what might be attached to the roof.Right.So you might see a satellite dish,maybe it hasn't been used in years,maybe it's disconnected.And so that would have been screwed to the roof.Right.We find that quite a bit.There'll be more apartment buildings that I do inspect multifamily.Um,we'll get up on the roof and we'll see the penetrations and the cable guy has been there.The satellite dish guy's been there and they'll actually penetrate the roof with a large screw and then water gets in because they don't seal it.They don't protect it.They're not taught that way.They're taught to attach it to the roof and walk away and then we come in and we find the leaks.The other penetration points are electrical.Sometimes you'll have solar that's improperly installed at called foot brackets or they'll have what they call a carriage and those carriages attached to the roof,the whole the panels in place that becomes a penetration point of leakage.I've gone to countless homes where they didn't,um,repa the roof,they just attached it.They gave them a deal and they did it wrong.So you have to pay attention to that.You know,another item that can cause leaks,of course,are skylights.Absolutely.A skylight is your worst enemy because sooner or later what we call the curb to the skylight,that's where the skylight sets up on a little curb.If it doesn't have the right counter flashing or papering there,it will leak.We'll go in the attic space and we see it all the time.You'll see the staining or the sun beats down on the lens and the lens is cracked.But now there's a new ocean law for skylights.Both uh,in commercial buildings,they have to be full protection.So they'll have a webbing over top of the lens cover.So we have to verify that's in place and the condition of the skylight.Yeah,there's a lot to consider when you're getting a home inspected.And John Boley is joining me here on the program from building specs pros,he starts with the top down the roof and looks for different things that may be penetrating the roof.And it could be a lot of different things like he had mentioned.It could be a satellite,it could be cable coming into the home,could be some electrical wire for some reason,it could be a skylight,all kinds of different things.And it's really important when you hire an inspector to ask him these questions,what do you look at first?And John is the roof,right?And don't forget about the other part,water has to shed off of that roof.So you have to have a gutter system and a flashing system to protect the roofing material.So there's called what we call a drip edge.A lot of times that drip edge is improperly installed,not underneath of the asphalt shingle.Sometimes they'll be on top or they'll put the paper uh on on top of the flashing when it's supposed to be tucked under.So there's methods to watching how the roof flashing is installed because then it becomes leakage because water and snow load.There's different things that can happen.Pay attention to your flashing number.One thing.Look at flashing,ok.Everybody when it's time to get     Buying a home is fun it's exciting but you should get a home inspection I've asked my friend John Boley from building specs pros to join me here on the program today to talk about what a home inspection includes now I've got a pretty good idea of what it does include but John's an expert he's been doing this for decades and he's going to tell us hey John how you doing alright so I'm doing great hey it's great to have you here OK how long you been in the business now oh God almost 20 years 20 years OK so a long time you've seen everything you do a lot of your work in Southern California and so this question has come up what does a home inspection include to me it seems pretty straightforward right you check the plumbing the electrical the foundation explain what you go through yeah sure well the first thing you want to be able to do is check the primary conditions of a home you have to turn things on the first thing was an inspector arrives at your house he's going to look around on the outside do some basic visual stuff then what I'd like to do if there's a crawl space I turn the water on the home and keep water running for 30-40 minutes and they try to go underneath there when the waters on crawl underneath and start looking for leaks underneath the home because it does happen and see where water is at is it leaking or not is it flowing through and identify the primary components which is really important you're gonna identify is it copper water piping is it plastic water piping is it pex is it a recall polybutylene there's certain components that are recalled that the common homeowner doesn't know but we as inspectors once we get go through the training and get certified we know what's recalled and what's not and the main things that you want to check are the electrical plumbing structure roof just don't walk on the roof you know you want to go up in the attic first and take a look to see what's there some of the framing might be missing it could be altered you know a house that's been flipped you have to be careful and pay attention to what's there yeah and I've got a tip for everyone listening and watching it's so important to listen to your home inspector someone like John Foley and the reason why it's kind of like when you go to the doctor and the doctor does their inspection on you if you get your physical which is an inspection of your body and you kind of blow it off you're like well yeah it sounds like things aren't going well and thanks for doing this doc I don't really care if you do that with your body it's you know bad news and if you do it with your home it's bad news don't you agree John people often get so caught up in the emotion they fall in love with the property and they really don't want to hear bad news do they no they don't I'm it's funny you say that I get that all the time and I tell people all the time let's take a common approach let's look at this because at the end of the day things out on you have to take a take the person personal finance part of it and think about the numbers not about how pretty things look think about what it's going to cost to operate that home what is it gonna cost if you have bad windows is it is your interview gonna be still be higher or is it gonna be lower so conserving energy and cost her huge you know if you have a 20 year water heater 20 years old and is it going to produce enough hot water is gonna lag you know there's things that you have to pay attention to and that's your consumption of energy in a home in the end it is a business transaction and a lot of us don't wanna think of that it's kind of like getting married you fall in love with this person but when you do get married in all the states I know of it's a business transaction there's actually a marriage license there's a contract and it's easier to get in and it's easier to get in it then get out of it same thing with a home right easy to get into a bad deal and then when you find out that you didn't have it inspected or inspected by a guy who knows what he's doing you're now stuck with a bad deal and it's harder to get out of it you're so right they attention to at the end of cost of repairs what is it going to cost to fix it and then that's when today's market you can now that it it is a buyer’s market you can request a credit and that credit could be $5000 or $30,000 one thing that we have that we offer along the way the sewer camera inspections and that way we'll know what the sewer line underground looks like real time in a video and that helps you make a better decision there's no sense that you're walking into a home and then Thanksgiving comes around and you got roots in the sewer and you're mad at the home inspector because you didn't pay that extra fee to get it done yeah pay the extra fee a lot of people just want to get through it they're like OK let's get insurance let's get the mortgage let's pay the realtor and yeah they say we should get an inspection so we'll just check that box off too I'm telling you that is so important and if you're trying to save money where there's a guy who just got into the business six months ago and he's $300 less that's not a good decision it's like a doctor without a license well he doesn't cost as much yeah there's a reason he's not legit and I'm not saying a guy who's been in businesses and legit but he doesn't have the experience and that's what you need hey John we could go on forever to talk about this and if someone does want to talk about this they can     The real estate market has kind of changed from months and of course a couple years ago it was a sellers’ market and now it's a buyer’s market John Bowley is joining me from building specs pros today here on the program he is an inspector home inspector talk a little bit about what he does and how important it is in any market whether it's a buyers or seller’s market to get your home inspected hey John how are you I'm good Joe how's it going today hey fantastic so things have changed a little bit haven't they we've gone from a seller’s market where the seller was kind of in charge and they said hey here's the price oh by the way we've got five people interested so we're going to raise it by 50,000 and you may not have time for an inspection so act now correct and that's really changed them the market is it was a seller’s market and now the buyer has leveraged by using the home inspector and taking the time out of the day to attend the inspection and walk through the property with the inspector during the inspection it's really good yeah so a lot more time a lot more care tell the audience why is so important for the buyer and a new homeowner to have their home inspected before they sign at closing know what you're buying before you buy it once you walk through the home we're going to take things apart and identify the hidden things other homes have neglect lack of maintenance and then we're going to go into the unforeseen places like a crawl space and turn all the water on crawl underneath and look, look, look, look and come back out and tell you what's really going on with this foundation of the plumbing sewer water lines this morning on how to crash the leak so they were happy I found it so those are the things we need to pay attention to before they weren't given the credit for that before as is now the prices are coming down now it's time to pay attention to your home inspector yes and you can squeeze that seller a bit concessions right so if you find something John you then tell the buyer because that's who hires you it's not the realtor it's not the seller in this case we're working for that buyer in most cases in this process the buyer hires you to inspect you report back to them not the realtor and not the seller unless the seller did hire you ahead of time but in this case it is the buyer you're responsible for them and they should listen to what you say in the report why is it so important they follow that go up because we're the first all stuff to the comes in and we're gonna refer out to other vendors HVAC guys electricians and those guys are the ones that really kind of help us educate each other and trust one another's word be the first person there first company to give that diagnosis like a doctor house doctor so to speak and then we're going to refer it out to that metric and that's you're gonna have not just one person telling you this second person yeah and it's just so important when you're investing 406 hundred thousand $2.1 million whatever it is this is your home you are kind of stuck with it once you buy it and you want to enjoy it and then when you sell it you don't want to have these problems so to get things fixed before you buy correct and make sure you're now insurance no one inspector is working website code is podcast how much experience here everybody thinks oh it's slow the market is slow interest rates are high buyback why your property enjoy you can always refinance I buy units I buy doors I know don't be scared to buy yeah you know today's a good time to buy you don't know what the rates are gonna be tomorrow or the prices and the prices have come down a bit even though interest rates are up it's still may actually be as good or better than it was a year ago depending upon how the deal plays out John Bowley building specs pros he is a home inspector thank you so much for joining me today buddy thank you jim all of john's information is located in the description of this podcast so if you want to give him a call or simply email him contact him by his website it's all here in the description of this podcast.

    Well probably the home inspection is the most important part of any buyer buying a home or condo because what's going to happen is you need to know what you're buying. This is the check a pro radio show Check A Pro Joe has assembled a team of pre-qualified home service contractors to bring you the latest in services products and techniques now here's your host the man with a hard hat and tool belt check a pro Joe this question crosses my desk all the time from people who listen to my program and that is what is a home inspection now I know this kind of general everybody and some of you obviously think you know what one is but some of you weren't so sure you know you have to check it off the list of things to do before you buy your house because that's what the realtor said and that's what your friends say you got to get it inspected you're not so sure why so I've asked my friend John Bowley to join me here from building spec pros he's out in San Diego he covers the entire area everybody for you for those of you who are in that part of California hey John how are you doing today I'm doing great job how are you I'm fantastic thank you so much so as I said this question comes up a lot what does a home inspection let me kind of rephrase that not only do we want to know what a home inspection is but why should someone get a home inspection well probably the home inspection is the most important part of any buyer buying a home or condo because what's going to happen is you need to know what you're buying before you buy it you need to know and kick the tires like you would a car before you buy it if you don't you can buy lipstick on a pig there's so many places that people buy and sell and they flip homes and they're not doing the work correctly a lot of times you'll go into a home and it looks pretty it's painted it's staged and then we find all the plumbing underneath the home is bad so you need to know when you flush the toilet because if you go on a vacant house and you don't run the water where's the water coming it's in the left cold from the right a lot of times I'll go into a bathroom and there's hot water in the toilet there's a cross connection so you have to really pay attention to the basics and I encourage the clients to be there with me so we can educate them what they're buying and at the end of the day that gives me the energy to make that person happy as they're buying it's critical everybody to get a home inspection when you're purchasing a home most of us are in it with a partner and that's the bank the mortgage company however when something goes wrong and you have a problem with your house you can call the bank they're going to say well that's kind of your problem we just want to get paid every month so don't bother us but make sure you insure the House of course and it would be nice to get an inspection because it is our house too but when the plumbing's bad when the structures bad when there's a problem with your home your partner which is the mortgage company isn't really going to do much they want to make sure that the house is in good shape but it's your responsibility so before you invest half a million a million $2 million in your new home you need to get it inspected for the cost of the house the percentage of the cost of the inspection is negligible it's it's hardly anything spend the money and also it's a great way to be introduced to your home because when John comes out to take a look and you follow him around he's going to introduce you to things you don't know now he doesn't know the house or the property either but he knows it better than you do because he knows what he's looking for so he's going to educate you as you go through the home so there's a good reason to get an inspection absolutely and I think the most important part of it is a piece of mind when you want to take your family your kids and they want to go in each bedroom and have their own bedroom they need to know they got a safe place to sleep if that window is painted shy and but there's an accident a fire we want them to be able to get out we want to help people understand if you plug something in I want to know that you plug it in and you're not going to get shocked or injured so there's a number of things you have to pay attention to and mainly a clean safe house breathing that clean air knowing when you go in that all the appliances work a lot of times they don't a lot of times they're not even connected correctly even that in new homes as well new construction so you never know until you start looking building specs pros is the name of John's company to reach him just look in the description of this podcast and all of this information is in there his phone number and a link to reach him directly plus his website so for any of your home inspection needs contact him and he will help you out John thank you so much for your time today I really appreciate it you're very welcome thank you check a Pro is your local source for pre-qualified contractors stay tuned for more of the check a pro radio show.
